I’ve done it. Several times. But in commercial real estate transactions. Dealing with commercial real estate is like swimming with sharks. Minnows don’t survive.
DataAgentParticipantYou can’t lose. Verbally requesting a price reduction doesn’t give the seller the right to keep your earnest money and cancel the deal. The seller has the right to say “yes” or “no”.
If the seller says “yes”, you win. If the seller says “no”, the deal goes forward as negotiated.
How can you lose? You have a signed contract with a fixed price and terms. The seller may think you’re a crummy weasel but who cares? You’ll never see them again.
Would Trump do it? In a heart beat.

Just hire an escrow company to do all the paperwork. They will tell you what details you need to have worked out. You’ll save thousands of dollars putting the deal together on your own.
I’ve personally worked with Heritage Escrow and Elite Escrow. Both are excellent companies. But don’t expect any escrow company to negotiate for you. You need to have the deal completely baked.

DataAgentParticipantWe rented a house with solar panels on the roof several years. The owner kept the SDGE bill in his name and we paid nothing. All other utilities were put in our name. Everything worked out fine. And I’m sure he did the same thing with the next tenant.

The guy who writes the CPG minutes doesn’t attend the meeting. You really need to attend the CPG meeting to get the facts.

But it looks like House #1 now has a big back yard. The real problem with Ticonderoga is the shared driveways and the noise off Morena.

Do you think the trolley is good or bad for our area? I’m a bit concerned about the Balboa stop being the gateway to PB for thousands more SDSU and UCSD kids. Morena and Balboa could turn into a congested nightmare with buses, cabs, shuttles, limos, uber stops etc.I’ve been attending the trolley meetings since they started in 2013. The original ribbon-cutting date was supposed to be 2018. Now we’re looking at 2021. Next stop… Ivanka inauguration? 🙂
