Harmony grove and Elfin forest are hardly Escondido. Those areas are only part of Escondido by name. They are closer to RSF and Encinitas and it might be a good value, because the price is lower since it doesn’t have the “RSF Brand Name”.
chewie83ParticipantI lived in Escondido from 2002 to 2006 (4 years). I can’t say that I enjoyed it, in fact I wish I never lived there at all. The biggest problem I had with Esconghetto was the massive gang infestation. There is a large latio population, which I didn’t mind at all, but the problem is the lation gangs that come with them. Although the city does a great job of covering the grafitii, I got sick and tired of reporting it almost every day. I have since moved to a different city and I am so much more happy walking outside my house and not seeing grafitti right in front of my house. It was just annoying.
The other problem was high crime. Although it made things more exciting, Once I had a kid, I decided she needed a safer environment. There were robberies, break-ins and police shootings every 6 months or so.
Although the Escondido city council is trying their hardest to get rid of the problem, I think it is only creating more tension between the latinos that have lived there for 40+ years and the new construction and development that they feel is barging in on them.
That’s just my take. I would never go back to living in Escondido.

chewie83ParticipantI would agree that it is best to have a down payment when purchasing the house. As stated, the REASON home prices will be lower is because a large chunk of the buyer pool, (particularly first time home buyers) are simply unable to qualify, even if they have good credit scores and good income.
However, right now, you can still get 100% financing if you have good credit and can show documentation for your income. However, 100% financing is gone for subprime loans.
I also think people would value their homes much more if they had to work hard saving for years to come up with the down payment. It will give people a sense of acomplishment and they will cherish their homes much more than if they could simply buy it with 100% financing real quick.
Part of the problem we are seeing with the massive foreclosures is that with 100% financing, people don’t have to do anything to prepare for such a large under-taking. They take it for granted, don’t think about wether or not they can actually afford it and assume that appreciation will bail them out if they get into trouble.
Also, if people have to put at least 5% of their own money, they will be less inclined to simply “walk away” if they start to fall behind. They will feel that they have worked too hard to get this far and they don’t want to lose their own money, so they will have a greater incentive to hold on, work 3 jobs in necessary, rent out a room to a friend, whatever it takes. That will ultimately lead to fewer foreclosures and much better credit quality. That will keep home prices stable.
You will see massive fallout this year from ARM resets, people will be unable to re-finance due to the new guidelines, people will be unable to find qualified buyers becuase of the new guidelines, but overall, things will improve once prices become affordable.
chewie83ParticipantI have thought about doing something like that. Bank of America offered me a similar thing, a 0% APR on cash advances for an entire year. HOWEVER, they charged a 3% fee upfront, and you have to remember that after taxes, you are really only getting about 4% net back. So, it didn’t make any sense to have such a large hassle for a 1% spread. It would only make sense if someone offered a 0% APR on a cash advance with NO fees upfront. I also thought about lending the cash on prosper.com, but then again you are exposing yourself to greater risk.

chewie83ParticipantI know for a fact that a road goes through from 4S to the Crosby because I have seen it. It was only open to construction workers for The Crosby, but I know for a fact that it is there. I will bet that it will simply be another gated entrance once the construction is done. By the way, I know people that live there, you must be filthy rich.
