I think government ought to to tax flipped properties at a higher rate than investment properties/primary residences.

in theory if I could afford a house at current prices (afford as in 20% downpayment + 30% fixed mortgage) one could buy a house if they are going to stay put in San Diego for 10 years. They might come out okay.

The number of people who would qualify in the above category is a very small number (1% of population)

why aren’t people taking 30 year fixed loans ? I know of highly educated folks (one with a PhD in EE/ex-professor and one with a MSEE) taking ARMs

i see a study exodus of defense/aerospace jobs to red states like Georgia, Missouri and Texas which have lower housing prices.

the only area California is holding up is technology jobs. it is a matter of time before austin, railegh, portlands of the USA take some jobs away.

Orange County especially Southern parts are nice. They are close to major job centers in Irvine, Anaheim and downtown LA.

i wish i bought a home for 200-250k. problem is that it was overvalued. then it is more overvalued now.
