Hi NSR,
We have composite shingles and I’m assuming there are underlayment and decking underneath. I think the planks were just the chosen ceiling material. That said, all I can see with my own two eyes at this point are the shingles and the ceiling side of the planks. This roof was put on by flippers in 2010, and we’ve seen their handiwork elsewhere in the house. Not the *worst*, but not the best.
I’m concerned about the condition of the things we can’t see — the decking and the underlayment, which we know have been breached. The first leak was in September and small. Since then there has been a ton more rain, several more leaking spots in an area about 12×6 feet, and not much chance for drying out.
I’m worried about continued moisture contributing to mold and general weakness/decay, as well as termites. I don’t have a sense of how fast the moisture can start undermining the materials and to what degree — are they designed to be sturdy enough to get though a whole season of being consistently wet/damp?

In these situations, a question I tend to ask is, “Does this money mean more to this person in their life than it means to me in my life?” The answer is a factor in coming to a decision I feel good about.

The carrier is Anthem. I’ve been asthmatic my whole life — so I’ve managed to survive 36 years with it. They still want me to fill out a supplemental form about my asthma history.
This is the same company that, a year before the ACA, declined to let me buy insurance because of … asthma. If, given the chance, they will reject people with such a manageable and ultimately low-cost condition, I feel terrible for all the people who have much more challenging medical histories.

Balboa_AgainParticipantI used to live on that block and lived in University Heights for 4 or 5 years. I LOVED it there, but bought in Normal Heights six months ago because of the price per square foot.
For the few blocks around North Ave, 500-650 a square foot seems more reasonable, with the caveat that, for that price, you are likely getting a house pushing 100 years old with god knows what weird renovations and likely only 1 permitted bathroom.
If my budget was 1.7MM, I would sit on my hands until something came up in the Mission Cliffs Gardens area, North of Adams at the end of Park. (Actually, I might just start knocking on doors…) There are a few other really lovely pockets as well, including around Golden Gate to the west and Panorama to the east, but Mission Cliffs has the best access to Park. Of course, UH is one of the top 5 SD neighborhoods I’d spend my money in — if you aren’t sold on the area, the math probably wouldn’t work.

If sexual behavior is human nature, why is any human’s consensual expression of it to be shamed? Why specifically women’s expression?
When you divide the world’s population in half according to sex and declare particular behavior permissible for one half and to be punished if engaged in by the other half, it is irrefutably sexist.

That said, I’m not sure what threats of castration are supposed to be equivalent to in this thread. When I hear my mother make those kinds of statements, it’s in a vengeful fashion — extrajudicial eye-for-an-eye punishment for doing something reprehensible. Like taking any of the actions Trump claims in that Access Hollywood video.
The creepiest part of the video might actually be at the end when Billy Bush tells the woman to hug Trump. He listened to all of that on the bus and then immediately pressured the woman into physical contact with Trump. Disgusting.

Balboa_AgainParticipantFor our recent quote (Farmers) the replacement value per sqft was about $178 including debris removal, and they allow up to 129%, so $230/sqft.
This is for ~1400 sqft in Midcity, not on a canyon, but with a pool and fireplace. With the other coverage — contents, loss of use, etc., the policy is about 800 a year.
My parents live in the Midwest and have had full replacement with USAA for decades. They have gotten their money’s worth thanks to the weather around there (plus normal house stuff like an overflowing washing machine). Lose a couple of shingles? New roof! They recently had their siding redone because a branch tore through a bit on a part that doesn’t face the street. Because the original color and texture is no longer available, USAA did the entire house in the new stuff. The adjuster pointed out a dent on the garage door at the time and kind of tried to bully my parents into replacing it. They declined.
Balboa_AgainParticipantHi HLS — We have a broker who shops us to wholesalers (as I understand it). The broker was recommended by our agent, who is a close family friend. Apparently the broker has “worked miracles” for other people we know, but our file is so straightforward that we haven’t really needed miracles for our other offers.
Now we need things done fast, and maybe that’s the price of doing business? The sellers didn’t counter on price but did ask for 10 days for the inspection period and 15 days for the loan contingency and we agreed.
The “Compensation to Broker” part isn’t filled out yet on the paperwork we have, so I don’t know the breakdown…
