Enjoy the HOA increases and special assessments, they will gobble up any chance of profits really fast in the older ones.

What a huge pain it is to be a landlord and deal with HOA’s and tenants for the few $$$’s and the hopes of appreciation. The deals that pop up are very shady, like the agents only sent in a buddys clients offer to the bank. Pending or Contingent in 1 day under current closed comps pricing.

My prediction is MV is down another 10% by this time next year.

Previous was an individual owner directly. This new one is managed by a company. I’m in Mission Valley and I went from 1 parking spot to 2 parking spots. The new neighbors cannot be any worse than the old neighbors so that will be an upgrade also. My old landlord may be in for a rude awakening regarding rents when he tries to find his next tenant. I explained everything to him before moving and he still thinks he is priced right for how nice his unit is.

The units in this complex are a dime a dozen why would any buyer overpay by so much? These units are far from unique properties.
