IMHO (Being a current FB myself) if I wanted to protect my credit I would have kept current on payments and then did a short sale. But then I’d have good credit and no down payment vs. not paying mortgage to save up before getting kicked out, so I have elected to go the foreclosure route for primary residence. The wife will have to qualify for the next place on her own, with a hefty down payment.
UrbanR has a good point on the “pain in the ass” of a shortsale, I’ve heard bad things from friends.
FYI: Bailout bill extended the mortgage debt relief act till Jan 1 2013.

I then called Wells and they said they are no longer working with that agency, and “took the loan back”. I’m not doing a short sale, as other posters mentioned saving your credit is the only motivation for them and mine took a dive last fall, so it’s either loan mod or walk away. And since that house was a fixer at 580k I doubt we’ll be staying.
For ex. I just had to replace the water line to one of my toilets this weekend, and the retired plumber at HomeDepot laughed and said, these things used to cost .80 cents 30 years ago. Next purchase I plan on being much more informed with the help of this site.

92027_guyParticipantMM: Thanks I missed the “equity lines” description, my wells 2nd is purchase money and they recently sold it to a collection agency anyway, so your comment peaked my interest obviously. I’m relying on chap 7 to get a fresh start so I’m not too worried about it.
