Although, generally this is true, it’s not true for all cases (unless you’re only talking about $/sq-ft and not total housing price). If you’re talking about total housing price, you might want to compare Mira Mesa(Ice) to Bonita(Sun).

My point with all this, of course, is to simply state openly what many buyers think about when purchasing and determining value but don’t want to publicly state. Folks prefer to talk about this and that but if ice people can afford to keep their kid out of the sun people school they often will which obviously helps drive the demand side of the pricing metric. I am not trying to get into a political or race bashing argument.
