BG, I have buddies in the construction business who could work on my job in between contracts.
The problem with the old houses is that the sellers are still in dreamland; they want to price their properties near the prices of those that have been remodeled already. The land is worth money, but the old structures aren’t worth much. People have emotional attachments; but they need to realize their handy work over the years is actually a deduction to the value of their properties.
Contracting is mostly labor. The housewives who expect their kitchens done on a timely basis pay for the timeliness, the ancillary upgrades and the hand holding.
For those of you wanting to remodel, I recommend making friends with the people who actually do the work. If your neighbors are remodeling, walk over to talk to the people doing the work and get their phone numbers.

Although, generally this is true, it’s not true for all cases (unless you’re only talking about $/sq-ft and not total housing price).
