I’m with SD R, its hard to suggest when you haven’t listed your requirements. For instance, the example house you gave is 4000sqft, do you need something that large or will you settle for 3k?
At any rate, if you do a search on redfin for homes up to 1M, 4/3, 3500sq ft, and .25 acres as min requirement, it doesn’t yield too many homes within 15-20m of SV

Thanks to zzz and others who posted links although my post is vague in criteria. This is why I like this site so much. Heard that Poway has many great communities. We generally like mature landscaping, lot min. 1/2 acre, re-built after 2000. I have seen many listing in Poway built in 2000-2005 with mature landscape, but no mello-roos or HOA. It looks nice, but mostly larger (around 5000 ft) and price above 1 m. We would like to hear opinions about communities in Poway and RB which fits into my criteria. Does old Scripps Ranch have such houses? If so, how does it compare to poway and RB? Thanks. One thing I noticed is Old Scripps Ranch does not have as many distressed properties like Poway. maybe I am wrong. What do you think the trends in these areas? downward, flat or upward? Thanks a lot.

wanttobuy, I don’t know what you consider “mature landscaping” to be but unless a developer left old trees on a lot when building, I don’t see how a house built after 2000 would have “mature landscaping.” If the price is above $1M and it is that new, then the Mello Roos could have been paid by the builder or spec builder and built into the price of the house from the beginning. When you trade a preference for older construction on your list for newer construction, you will undoubtedly have to face Mello-Roos in many areas, even those areas with larger lots and also many vacant lots in Poway. The first CFD’s were formed in North County in the early nineties.
In the vast majority of instances in North County, especially outside the City of SD, I don’t think you can really have it both ways. This is just something to think about if you don’t want to live in a remote location on a private road without sewer access.
