sdealtor: I’m not sure why you’re disagreeing with me. I provided the address: 1110 West Muirlands Dr. You can look it up yourself: it sold for $340K in 1997, and does back on to the country club.
It was an open market sale. It was listed for 350K and stayed unsold for months. I saw it myself, talked to the listing agent, and thought about making an offer.
AN’s example is of a tract house in Solana Beach east of the freeway. It proves only that houses like that have appreciated less than some in La Jolla.

May 29, 2010 at 9:37 PM #557141sdrealtorParticipantFWIW I said houses I have seen but I went back and checked that one.
First off it was listed at $399 not $350 and had been reduced from its original listing price of $475.
Second, in 1997 it was a 2BR/2BA 1400 sq ft home built in the 1950’s. It is now a 4BR/3BA 2400+ sq ft home that looks like it was re-built from the ground and expanded. Its not close to the same house it was in 1997.
Third, your comment was for SD houses not some small niche of the market which may have appreciated far more than normal.
FYI, my point of reference is the townhouse I bought in Encinitas for 190K in 1997 which never, even at the absolute peak was 3X’s that. Wish i still had that one though, it would be cash flow positive at least $500/month if I had.

May 31, 2010 at 6:35 PM #557705cantabParticipantsdrealtor, thank you for the extra info. Yes, the house was remodeled in 98. I did not know 1000 sqft were added, or the original listing price in 96. My recollection of $350K is from when I looked at it.
There are photos of the house at http://www.brenthaywood.com/gallery/8511119_vCQjW
for anyone interested. It wasn’t nearly as nice in 1996, but the most recent asking price was $2.25M.May 31, 2010 at 6:35 PM #557807cantabParticipantsdrealtor, thank you for the extra info.
