jimmyle, I’ve lived 1 house away from MM Blvd for over 15 years and it wasn’t a huge problem. If I do have a choice, I would prefer somewhere more quiet, but some people are more sensitive to noise than others. My best suggestion would be to go tour the house and spend a lot of time in the back yard to see if it bothers you. It might not. Which mean you’ll have less competition.
Regarding price, anything could happen, but as of right now, MM is at 2 months supply. If supply stay this low, I don’t see too much downward pressure. Just my 2 cents.

There was drywall punched out in every room as if it had an inspection already or was pending at one time. It also needed updating, about $10-20K worth. The second one backs up to Mira Mesa Blvd, hence the price reduction.
