As I’ve said in another thread, I feel for you and your situation. But I think you have a very specific set of requirements that I don’t think is very representative of the market as a whole.

Most of those are two-story and/or have HOAs, which eliminate them from out list right off the bat (they’d have to be exceptionally cheap for us to even think about it).
The single-story ones without HOAs have certainly been in our line of sight, but they are all too small or have irregular/small lots. I think these homes will have offers on them soon enough.
Yes, as I’ve said many, many times before, some houses are priced well enough that some people will buy them. We just haven’t found the one that we are willing to buy (or that the sellers were willing to sell at our price)…yet. π

Most of those are two-story and/or have HOAs, which eliminate them from out list right off the bat (they’d have to be exceptionally cheap for us to even think about it).
The single-story ones without HOAs have certainly been in our line of sight, but they are all too small or have irregular/small lots. I think these homes will have offers on them soon enough.
Yes, as I’ve said many, many times before, some houses are priced well enough that some people will buy them. We just haven’t found the one that we are willing to buy (or that the sellers were willing to sell at our price)…yet. π

1. No, we’re not considering Neptune, if that’s what you mean by “beach properties,” but we ARE considering coastal areas west of the 5, and have made a few offers in those areas over the years.
We cast a fairly wide net, and are looking at the total package and what we determine would be a reasonable value based on the house, lot, and location.

West of I-5 yes but West of the 101 no. I think we would both agree that its highly unlikely you will find a 1 story with 2000+ Sf, 4+br and a 1/4 acre or larger all flat and usable lot west of the 101. Most of your beach area examples were west of the 101.
Not suddenly different. The change has been happening slowly and consistently over the last dozen years. Places can change over time and this area certainly has. Talk to old timers and they can tell you. heck, werent you decrying the changes that have occurred in life around here?

Thus they almost always sell at a premium to the current market. I have a half dozen past clients who are very happy and have no plans on moving unless their dream home came available and then they would in a NY minute. And they have plenty of cash to do so.
