Np. It’s not that the sqft of the garage counts itself….
There was some mixup in paperwork i guess.
See what the builder offered was either to have a 3 car garage (tandem, which really means it’s not really 3 car garage) and the sqft would be lower, around 2450 or something like that…OR as an option, to have only a two car garage, and instead turn the use the slightly extra space of tandem portion of the garage, wall it up with remaining space inside into a 5th downstairs bedroom, with closet and bath, and heat, cabling etc. This was an option, and most folks with this floorplan did just that. So supposedly it should have been reported as a 5/3 2600sqft like all the other units of the exact same floor plan. I think what happened was they reported the 2600sqft but forgot to change the number of bedrooms. I guess I should have corrected the paperwork, but since all the other homes with the same floor plan reflect 5/3 2600, I never bothered.
It gets even more confusing because quite often, the tract homes have other options of picking an extra room or just having a den…So I’m not surprised some of these records aren’t straight.

we all do frankly. But I’ll say this. In “normal” times I wouldnt worry if I were going to sell. Hypothetical “if” i were to sell now, I would be slightly concerned. Just as during the bubble, we had a situation in which some sellers were completely unreasonable by demanding buyers to waive contingencies in as far as waiving some contingencies for inspections(yeah, go figure, some actually did this and bought under these terms in the bay area), I think we might have the opposite affect going on here in which you have a buyer that demands a deep discount for something as little as a paperwork glitch…In hindsight, I probably should have gotten the paperwork fixed in a timely manner. Fortunately, I don’t think I’ll be selling in the foreseeable future.

Just as during the bubble, we had a situation in which some sellers were completely unreasonable by demanding buyers to waive contingencies in as far as waiving some contingencies for inspections(yeah, go figure, some actually did this and bought under these terms in the bay area), I think we might have the opposite affect going on here in which you have a buyer that demands a deep discount for something as little as a paperwork glitch…In hindsight, I probably should have gotten the paperwork fixed in a timely manner.
