remember back in November of ’07 there was a “sudden” and “unexplainable” drop in both the NODs as well as REOs?
well folks, count 4 months forward and we have March.
So the 1600 NODs from 11/2007 mature into 1161 REOs, that’s a 72.5% NOD to REO rate!
as for the 3284 NODs, very respectable especially with all of the postponements and delays.

I think that at some point within the past 6 months we achieved a tipping point where lenders started to become a bit more receptive to short sales and rather then slamming the door on them, started to negotiate and accept them. In order to do this however, many trustee sales were then delayed many times over. Personally one I have has now had it’s 6th trustee sale date delayed while we wait for the lien release letter.
