Even if they are a bait and switch, they are either having a profound effect on the rest of the market when listing or everyone is doing it. Just when you thought it couldn’t go lower, it does. Here is a couple of just listed, including one a few doors away from the tudal model (and listed in the 300’s). I don’t believe they are all pricing gimmicks because these low priced one that I have been posting for a few months are the only ones selling, if you want to sell, you need to be the lowest priced one by 10%.

All listed in the last 48 hrs, all in morgan, redhawk or wolf, and all priced lower than anything recently for their tracts (one approaching 60% off peak, 659k to 308k). A year ago we were wagering a free beer for a 50% off sighting, if that was still valid, I’d end up in the emergency room having my stomach pumped. I haven’t even gotten to the reductions of the ones sitting but it’s listing such as these that cause the reductions in the others so if one is a gimmick, it has a domino effect. God help French Valley, maybe after a couple of glasses of wine, I’ll check it.

March 5, 2008 at 8:58 PM #165005temeculaguyParticipantBear, you asked a few months ago about morgan valley. This one is in escrow and was listed at 539k, 4200 sq, 4 car non tandem garage, .28 acres. These were like 800k+ last year. Another already closed in the high 400’s but it was the small one, only 3481 sq ft.)

For those of you unfamiliar with morgan valley, it is not part of morgan hill and in a very quiet little valley south of morgan hill and redhawk. Not sure if they even have an hoa, it has a semi rural feel even though it has sidewalks and is like a tract, a 1/4 is about average or small for the neighborhood. Even though I hate yardwork, as soon as the forst one starts with a “3”, I’m done and I’m packing. However I am not confident that will actually happen, because if it does they will giving away everything else.
This one is overpriced but I believe it is the same plan and has more pictures, since there is an R.V. on the side, I think the Hoa does not exist.
