Anyone responding to the previous comment, could you also include La Cresta area in your thoughts. I’m familiar with that area, but always wondered how it compared with some of the other areas a bit further south.

Bear Creek would be great, but is a bit out of my price range right now. Greer Ranch is much more doable with some homes in the low 300s. Association fee of $198 is a bit higher than I wanted to spend, but my wife likes the idea of the manned-gates and video surveillance systems (at the two gates) they are setting up pretty soon here. With openings for my wife’s (and my) line of work there in Murrieta, it seems like an ideal place to live.
