While you may be right with the price, “Serenity” just around the corner is still selling new homes for $900k before upgrades and the much larger “Sanctuary” home seems to be a “bargain”. I wouldn’t be surprised if this will be bid up to $1.2 mio. Also, many people don’t seem to mind (and can afford) to pay several hundred a month for MR and HOA.

This property is certainly under priced I suspect in order to stimulate as many offers as possible. At this price I would expect them to obtain multiple offers. This is the second Sanctuary home to use this tactic. A plan three is currently pending that had also listed just under the 1 mil number so I do not know what the final sold price is as of yet. I would assume that this is a short sale as they have certainly paid substantially more for this home. Most homes in this development sold for anywhere from 1.2 mil to 1.4 mil prior to flooring, window treatments, and landscaping being completed. This home is in one of the earlier phases as well. The project is almost completed. In fact the plan two model is currently for sale for 1.598 mil from the builder MLS ID #090037339. The model does feature a larger lot with no rear neighbors and more upgrades but still does not warrant a 600k price differential. This has been the best performing development in all of Stonebridge Estates from my experience with Shea selling their inventory quickly in comparison to Brookfield, Warmington, and Cornerstone. They also offered the least amount of incentives. The houses are huge, the lots are enormous, and the clientele that have purchased here are very wealthy. Most homes in this development spent well over 100k and some more then 250k on just their landscaping. In addition, people that purchased here did not mind the HOA or mello roos as they wanted new estate homes and from my experience there is not a lot of comparable homes in San Diego.
