I have always loved Toll Brothers home and have actually met the Toll Brothers. Their offices were across the street from my ex’s neighborhood back in Philly (actually Huntingdon Valley). They build great quality and do it to the same standards where ever they go in the country unlike a builder like Khov which is a luxury homebuilder in CA and the KB Homes of the Northeast.

If I were to put in an offer, I would use those as a reference as to how much my offer would be.
So, may be the picking are slims but what’s available isn’t exactly flying off the shelves or bid up like some wants you to believe. The REO took 2 months to go into pending.

I saw that home- not a great house, but certainly a great value @630k. I was late to bid and could not put my bid (which would have been higher than 630k)before Seller’s agent took the Short sell offer to the bank.
I have a (unsupported) doubt that the Seller’s agent helped the particular buyer. The bank could have got more money. The owner did not care since they were not getting any money anyway.

There was an REO on the same road (13162 Downing Lane)- soes anyone have any insight on that?

First off, the 12885 home sold for 630k. I always find it comical when people say things like “I have (unsupported)doubt that the Sellers agent helped the particular buyer.
Now the buyer did end up paying 3800 towards the sellers closing costs. The home went contingent within a few days after being listed. Translation, you have to move fast. Finally there was a notice of Trustee Sale on 10/24/11 so they had to move quickly.
13198 Downing Lane is already in Pending Status. The agent does a fair amount of Scripps work and the accepted offer is in the 750k range.
13162 Downing is an REO and just went pending but I don’t know for how much.
It will be interesting to see how the current batch will do. There are several pending and a few contingents. I think there are a couple of the contingents that could indeed for markedly lower then list price due to days on market.
We will see.

Other than Santaluz, which they are strongly considering, are there any other locations anyone might suggest with larger homes and lots in the
up to $1.5M range? Are there plans for building more roads and perhaps connecting to scripps Poway Parkway somehow?

I think that (especially a concern after the Witch Fire in 2007) and the lack of nearby schools (within walking distance). Other than those two, I think SB offers the most value for your $$.

Great schools, low fees, great access to the coast and now under $1.5M. If you want a family friendly neighborhood along the coast with big lots I dont know that you can do any better. FWIW the houses were built between 95 and 99 so some may need updating already.
