ParticipantJust my limited expereince but every buyer has been someone looking for a long term home. Then again I’m selling at retail so the investors get shooed away when they show up with low offers.

Something tells me that the money is all borrowed. Even the ‘investors’ are probably borrowing most of it.
There is still a large global surplus of savings. It has to find a home somewhere, so to speak.

1. Corporate relo from east coast putting over 50% down
2. First time buyers/young 2 income couple putting 20% down of their own money-saw bank/brokerage statements
