Yes, children in Sorrento Valley go to the same schools as Mira Mesa. The high school is slightly above average (API = 823) and the elementary schools are very good (API ~880-910).
If you look at the houses sold in SV in the last few months. The least expensive was sold at $525k, it is a single story 1532 sqf and also has its back to Sorrento Valley blvd. However, the corner lot is probably more noisy.
I think it is a nice area for Qualcomm employees with no young children to live. They can practically walk to work.

I believe the 92126/92121 dividing line is Santa Fe. The homes on the way up the hill are not bad. However this particular home is pretty bad with regards to location.

Although location of this house is not ideal, like nina said, I haven’t seen anything close <$500k even if it back to SV Blvd. Maybe this will be the first closing <$500k. We'll just have to wait and see. Considering it closed for ~$670k in 2005, I think anything >$500k is too much, considering you can go east a little bit and you’ll find similar house sold for around $670k selling for <$500k.
