Sonata in South Carlsbad – 92009

It will be interesting to see what Corte Verso closes at. They stayed pretty sticky on the 799-849k for 4 months and went pending 2 weeks ago. Calle Jalisca closed last February at 795k, 40k below the low end of the asking price after sitting on the market for half a year. Cannot argue with sdr’s analysis; sounds spot on to me.

The house I am looking at is on Obertura. Upgraded kitchen, great yard and pool. Not all of the house has been updated. They are asking 895; given Jalisco and Verso, I might be comfortable with 800. Is this a knife falling?

Well 700k in 2001 was what it sold for. As for the knife, well most people here, as you know, will say you are catching a knife.

Personally I have not seen this home so it would be remiss for me to give an opinion on the home, sdr may have or maybe Jim has seen it as well. Nice pictures but pictures can always be made to look nice. Also this will be a good test for this home as we are starting to roll into summer.

Corte Verso was the model but based upon location it probably had a pretty hefty disclosure re: the slope issue. It may not have been specifically affected but it’s close enough to those that were if it wasnt. Wouldnt put too much weight on that comp.

Obertura looks very nice but just came on the market a couple days ago. Its ranged price between 895 and 975. Based upon location, orientation, upgrades to current high standards, lot size, cul de sac etc someone out there will likely pay 900K for that IMO.
