BG, Lets start with the fact that view was not mentioned by the OP as a criteria. Good schools for a pre-teen and a safe place to play with neighborhood kids was. So you have done what you always do which is to shift the conversation far from its original intent.
Pt Loma is most definitely a beach oreinted
community with a heavy slant toward boating. Parts of SB are by the beach and others are actually ranch properties with acreage. It is adjacent to Rancho Santa Fe which last time I checked was among the top 3 most affluent communites in America. Of course, BG lives in a hovel in Chula Vista and doesnt know that.In that price range there are homes on the hill with great views in SB. They dont require adding a second story and they arent major fixers. You can find a 4 or 5 BR home over 2500 sq ft in SB that just needs updating but not major construction.
As for riding to the beach, I wouldnt let my 11 to 13 yr old kids ride to any beach in Southern California at the age even it was only 3 blocks away as there are lunatics like BG around. The ride I referenced was for the OP not for his kids.
The OP is coming from the NYC metro area. Quite honestly BG you have not f’in clue what that means and what the expectations of a person from that area are. I lived in NYC, worked on the 97th floor of the World Trade Center and Wall Street. I know where the OP is coming from. Your frame of references are Chula Vista, OKlahoma and TX.
It is not an apples to apples comparison because the OP is looking for a great school district for his pre-teen kids and SB is located in the best one in SD County. As for the location you have made an assumption that the OP works downtown. How about if he works from home? How about if he works from Sorrento Valley? Going downtown from PTL is great but getting out fo PTL and heading anywhere else can be a complete nightmare.
Go back to telling buyers that buying a house overlooking a freeway is the opportunity of a lifetime and then tell another you would never buy a property with a hint of road noise.
Better yet, tell a buyer looking for investment properties about your experience with 2 properties that you sold about 20 years.
