A little late to this party, but yeah, there are a lot of places in SB for under a $1,000 kilobucks. You can simply look at the solds in the last year to confirm that.
And that’s the important bit to understand. You might look at the number and think that it’s not a lot of properties, but the reality is that Solana Beach is a pretty small burg and relatively little property moves in a year.
With regard to the breakdown of the area, I’d say sdrealtor nailed it pretty well. But even within that, there are some other pockets of stuff, including some similar vintage tracts (but fewer of them) on the west side of the 5 and even a little mini-barrio. It’s all expensive though, relative to what you can find in other areas. There is at least _some_ justification for the higher prices though, so you just have to figure out what your priorities are.
One other thing I noticed were some remarks about lot sizes in SB. While you can certainly get some nice sized lots in Solana Beach, be aware that many of them are heavily sloped (especially in the Santa streets). You may have a 10,000+ sq. ft. lot, but it’s no more usable than a 5K lot in some newer development. That said, you want a big lot, they are available.
Along the same lines, I’d have to say that Solana Beach has a larger percentage of single story homes compared to some other areas.
That said, relatively speaking, I have to come back to the fact is that listings trickle in slowly and I suspect they will continue that way, so if you’re interested at all, get on Redfin or something and start following it closely. You will probably see something in your price range before you see something you actually want to buy.

I am sure you don’t have time to read every news that comes over the wire. However, I want to thank you for reading mine. I am sure you’ll find it interesting and newsworthy for your friends, clients and readers. The reason I posted on this blog, because in some way you are involved with Solana Beach and the North County of San Diego… and I am looking for some advise from you.
Although this concerns sports, health and family values, we have very important message and we are in a fight of David vs. Goliath.
American girls shouldn’t be involved in sports designed for boys! Our future mothers shouldn’t be put in the position of having no choice but to take a risk of getting serious injuries, if they want to be involved involved in sports and to try to earn a scholarship.
I am a single mother with five children. I am also a coach of Rhythmic Gymnastics and I manage San Diego Rhythmic Gymnastics Academy’s business.
In order to pay my bills I have few more jobs: I work in crisis house, I work in adult care center, I also see psychiatric patients.
I love to play piano and to paint. I graduated from a Music Conservatory and learned to paint professionally. I have BA in Education and Masters in Psychiatry. I am completing my dissertation in order to receive PHD in Psychiatry. I am glad of being in the position to share my knowledge with my and other kids. However, as long as I can remember myself I always work very, very hard.
Let me get to the point. I find it next to impossible to get any publicity for our Rhythmic Gymnastics Academy or Rhythmic Gymnastics International competition in San Diego. Why? Maybe, because Rhythmic Gymnastics is unknown sports. Maybe, media sport business is only a man’s business. Maybe, because we can’t afford to hire any Public Relation Firm. Maybe, because San Diego’s media made a decision that Rhythmic Gymnastics sport is not an important sport for people of San Diego to get involved with.
Rhythmic Gymnastics was originally designed specifically as the sport only for girls. Girls never get hurt in Rhythmic Gymnastics. We can’t say that about other sports involving girls: soccer, basketball, soft ball, flag football e.t.c. Rhythmic Gymnastics is the best kept secret. It is ridicules and shameful to see our daughters being involved with ruff sports designed for boys, and paying the price, when they get hurt with serious and sometimes permanent injuries.
Rhythmic Gymnastics is a wonderful and graceful Olympic Sports, combining ballet and creative movements to music. Rhythmic Gymnastics – is the choreographed dance-and-tumble routines performed to the accompaniment of music either with an object, such as ribbons, balls, hoops, ropes and clubs or without an object.
Rhythmic Gymnastics is the most beautiful Olympic sport and yet, in the United States, very few people even heard of it. Rhythmic Gymnastics is a new sport to the United States. Unfortunately Rhythmic Gymnastics is still in its infancy not only in the United States but in most countries around the world as well. Did you ever see a televised performance of Olympic Rhythmic Gymnastics competition? The answer is No. Why? Television ratings.
I would like to see parents of girls ages from 4 and up, taking much more interest in this beautiful sport. I would like to see much more of the community involvement in the promotion of Rhythmic Gymnastics sports in the United States and in San Diego in particular.
Rhythmic Gymnastics is the enemy of the “Sports Establishment”, which controls and makes money on sports such as: girls: soccer, basketball, soft ball, flag football e.t.c. They don’t want American parents to know about other available choice the Rhythmic Gymnastics, a sport which is better suited and much safer for girls. They want to keep making money of girls doing boy’s sports.
Please be so kind and at least give me an honest answer. I can give you names of at least 100 San Diego’s parents of all races and ethnic backgrounds, who’s daughters are in Rhythmic Gymnastics. This parent’s will tell you, that regardlessly how they learned about Rhythmic Gymnastics, they a very happy because now their kids are Rhythmic Gymnasts and…. they have become very big fans of Rhythmic Gymnastics sport, once they got to know it!
Please let me know, how to get publicity for Rhythmic Gymnastics sports in San Diego.
My family have many decades of experience in helping parents to turn their children into Rhythmic Gymnastics Champions. Along the way we work with parents and guide them to get their kids involved in other extra curricular activities such as music and arts. Most of the time our Rhythmic Gymnasts are doing very well in their regular schools. I am a firm believer in keeping children as busy as possible. As a rule, when they’re busy, they stay out of trouble and we, parents have allot less problems.
San Diego Rhythmic Gymnastics Academy need all the exposure we can get in order to attract attention of the parents of girls of 4 years old and up, as well as sponsors to the sports of Rhythmic Gymnastics.
If you will decide to help San Diego Rhythmic Gymnastics Academy with publicity or with sponsorship, at the same time you’ll be educating American parents about Rhythmic Gymnastics sport. Once they will get their children involved with Rhythmic Gymnastics,it would be beneficial to their children and their families.
Thank you and have a nice day.

“Rhythmic Gymnastics is the most beautiful Olympic sport. San Diego Rhythmic Gymnastics Academy is Rhythmic Gymnastics Institution with combined experience of over 250 years. San Diego Rhythmic Gymnastics Academy is a great human story of Rhythmic Gymnastics Dynasty. Rhythmic Gymnastics sports is one of the very few bright spots in the history of Soviet Union. One of the founders of San Diego Rhythmic Gymnastics Academy was involved in the creation and development of Rhythmic Gymnastics sports in former Soviet Union and Novosibirsk. She was the first couch and her sister was the first Rhythmic Gymnast, then she was a coach and a Judge. Today two of her daughters are Rhythmic Gymnastics couches and Judges and two of her granddaughters are the competing Rhythmic Gymnasts.” Mrs. Zubkis.

Coaches must have allot of expertize and tremendous patience with the kids in order to achieve proper results. I personally been involved with rhythmic gymnastics for 44 years, however, the combined amount of time invested into Rhythmic Gymnastics sport by my family members is 267 years. That includes my aunt, who gave a wonderful speech during competition event, two of her daughters, my mother, my sister, my daughter in law and her mother as well as two of my daughters, who were among the competing athletes. With exception of my mother who passed away, everyone else from my family attended the competition.”

“Properly coaching Rhythmic Gymnastics is a science. In order to achieve maximum results, parents should be extremely cautious when entrusting their kids time to rhythmic gymnastics coaches who don’t have necessary experience and credentials. We are very proud of the variety and high standard of our rhythmic gymnastics programs. Mrs. Galina Aksutchits one of the founders of San Diego Rhythmic Gymnastics Academy during 2011 “Rising Stars Cup” competition event said “Dear Friends, Colleges and Athletes from United States and Russia… I was honored to be involved in the creation and development of Rhythmic Gymnastics sports in former Soviet Union and Siberia, as well as in the creation of San Diego Rhythmic Gymnastics Academy. In the 1940’s of the last century I was sent to Novosibirsk by the Soviet Government after I have graduated from Moscow Government University of Physical Culture. I was sent to
jump-start Rhythmic Gymnastics program on the east coast of Soviet Union. During those years Soviet Government started very aggressive promotion of gorgeous new sport for girls and calling it “Rhythmic Gymnastics.” Novosibirsk as a capital of Eastern Soviet Union, was one of the leading cities involved in this sports creation and development. Rhythmic Gymnastics teams from Novosibirsk always earned top prizes on the most prestigious championships of USSR. Later my sister Valentina Baigoulova took over, where I left off. Her accomplishments were much more significant. She created almost 100 Masters of Sports of USSR in Rhythmic Gymnastics. Many of her students were part of the Soviet Rhythmic Gymnastics Team. Unfortunately a serious illness, and then death, stopped her important work. Every year in her home town of Novosibirsk and sometimes in other cities in Russia, there is a Rhythmic Gymnastics competition to honor the memory of the great couch and great person Valentina Baigoulova, my little sister.”“At this, 2011 International “Rising Stars Cup” we see a new generation of athletes and coaches. The head couch and a partner of San Diego Rhythmic Gymnastics Academy, is my niece, Alla Zubkis. She is taking over where my sister, her mother Valentina Baigoulova left off. Elena Silaeva is the other head couch and a partner in San Diego Rhythmic Gymnastics Academy. Elena also is a student of my sister. And of course we have here our youngest generation. We have here today Mrs. Zubkis’s sister Masha Baigoulova, who came for this competition from Russia. She is a coach for her Novosibirsk team as well as the Judge for this competition. And of course, the most precious two athletes, out of 170 participants, two granddaughters of Valentina Baigoulova; Victoria Zubkis and Maxim Zubkis. Therefore, the life goes on. I started Rhythmic Gymnastics in Eastern USSR more than 65 years ago. At that time, I was one of the first Rhythmic Gymnasts and then coaches in Soviet Union. Then, my sister Valentina got involved and we started to do it together. She has put all of heart and soul into Rhythmic Gymnastics. Her accomplishments live and shine here today during this 2011 “Rising Stars Cup” an International Rhythmic Gymnastics competition event. This event is being hosted and organized by San Diego Rhythmic Gymnastics Academy. This event means so much to me. I want to thank all of you my colleges and participants, who made this event possible. Also, as a representative of older generation, I want to congratulate all of the participants of this competition. I am really happy to see such a young and beautiful athletes here. Good luck in this, and in all of your future competitions.”

Our family members had transformed San Diego Rhythmic Gymnastics Academy into the Rhythmic Gymnastic Institution, by bringing in 267 years of their invaluable Rhythmic Gymnastics experience into this Institution.
Many years of research, experience and concentration on only Rhythmic Gymnastics sports… is the main reason why we are the leaders of Rhythmic Gymnastics in San Diego County.
All of our’s competing Rhythmic Gymnasts are attending ballet classes at the Academy as well. Complementary ballet education helps our athletes to achieve higher goals in their Rhythmic Gymnastics efforts.
Many years ago, after doing extensive research, we decided not offer dance classes or other unrelated to Rhythmic Gymnastics programs. Academy’s staff must invest all of it’s time, energy and effort into perfecting the science of coaching Rhythmic Gymnasts. This strategy is mandatory to achieving the highest possible results by our Rhythmic Gymnasts.
We are proud of research, design, development and implementation of the variety and high standard of our rhythmic gymnastics programs. Our Academy offers outstanding instructions in all levels of rhythmic gymnastics with unique recreational programs for all ages, ranging from 4 years old, all the way up to adult classes.

SDRGA is the oldest Rhythmic Gymnastics School in San Diego. It was founded in 1997 by Mrs. Alla Zubkis, her mother Mrs. Valentina Baigoulova, her aunt Mrs. Galina Aksutchits and two of hers daughters Mrs. Natalia Sworovsky and Mrs. Ekaterina Vasilenko .
In 2006 Mrs. Zubkis, under duress, had no choice but to sell “San Diego Rhythms Rhythmic Gymnastics School” to one of the volunteer parents. However, in 2007 “San Diego Rhythmic Gymnastics Academy” was reestablished again as a non-profitable organisation. SDRGA.com
In 1949 Mrs. Galina Aksutchits established the first Rhythmic Gymnastics School in Siberia and her sister Valentina Baigoulova became first Galina’s Rhythmic Gymnastics student, the first Rhythmic Gymnast in Siberia.
June 22, 2003 Mrs. Valentina Baigoulova passed away in San Diego. At the time of her death she was leading both schools in Novosibirsk, Russia and in San Diego, USA.
Every June in Russia young rhythmic gymnasts from all over Russia participate in Mrs. Valentina Baigoulova’s Memorial Tournament. See links bellow.http://www.sovsibir.ru/index.php?dn=news&to=art&ye=2006&id=5236
http://berdsk-online.ru/sports/234-gomnastkiAbout Rhythmic Gymnastics sports:
Rhythmic Gymnastics is an elite, elegant and graceful Olympic Sports, combining ballet and creative movements.
Choreographed dance-and-tumble routines performed to the accompaniment of music either with an object, such as ribbons, balls, hoops, ropes and clubs or without an object. Unlike other sports participated by girls in US, like soccer, hockey, baseball, basketball and e.t.c. – Rhythmic Gymnastics is completely trauma free sports.
Modern rhythmic gymnastics originated as a sport in the USSR during the 1940’s. The All-Union Section of Modern Rhythmic Gymnastics was created in 1945, and in 1963 it was transformed into a federation of the USSR. In the late 1940’s a classification program and rules of competition were developed. Annual championships have been held in the USSR since 1949; competitions for the All-Union Cup in Modern Rhythmic Gymnastics have been held since 1965. All-Union junior championships have been held since 1966.
After exhibition performances by Soviet gymnasts in the late 1950’s and early 1960’s in a number of countries, modern rhythmic gymnastics was accepted as a sport by the International Gymnastic Federation. World championships have been held in odd numbered years by the International Gymnastic Federation since 1963. Several important international competitions have been held since the early 1970’s―for the Intervision Cup, the prize of the newspaper Student Tribune (People’s Republic of Bulgaria), and the Eighth of March (Czechoslovak Socialist Republic) and Golden Hoop (USSR) prizes. Modern rhythmic gymnastics has developed in most socialist countries, as well as in France, the Federal Republic of Germany, Italy, and the USA. Rhythmic gymnastics was added to the 1984 Summer Olympics in Los Angeles, with an Individual All-Around competition. The Group competition was added to the 1996 Summer Olympics in Atlanta.< br>

San Diego Rhythmic Gymnastics Academy is a Rhythmic Gymnastics boutique. Our Academy is designed to develop Rhythmic Gymnastic Champions. We concentrate only on Rhythmic Gymnastics.
San Diego Rhythmic Gymnastics Academy’s rules of strict discipline is the key to achieving high goals while maintaining absolutely necessary safety requirements in our Rhythmic Gymnastics programs.
Properly coaching Rhythmic Gymnastics is a science. In order to achieve maximum results, parents should be aware of it as well as being cautious when investing their family resources and their kids time with rhythmic gymnastics coaches who don’t have necessary experience and credentials.Mrs. Zubkis, Mrs. Mellor and Mrs.Silaeva are partners and coaches in San Diego Rhythmic Gymnastics Academy.

San Diego Rhythmic Gymnastics Academy is a Rhythmic Gymnastics boutique. Our Academy is designed to develop Rhythmic Gymnastic Champions. We concentrate only on Rhythmic Gymnastics.

She was the first couch and her sister was the first Rhythmic Gymnast, then she was a coach and a Judge. Today two of her daughters are Rhythmic Gymnastics couches and Judges and two of her granddaughters are the competing Rhythmic Gymnasts.” Mrs. Zubkis.

That includes my aunt, who gave a wonderful speech during competition event, two of her daughters, my mother, my sister, my daughter in law and her mother as well as two of my daughters, who were among the competing athletes. With exception of my mother who passed away, everyone else from my family attended the competition.”

Mrs. Zubkis
A coach and a principal of San Diego Rhythmic Gymnastics Academy.

Zubkis.

San Diego Rhythmic Gymnastics Academy, SDRGA.com Mrs. Zubkis, the head couch and a partner of San Diego Rhythmic Gymnastics Academy said, “We are very happy to conclude our 2011 San Diego Rhythmic Gymnastics Academy International “Rising Star Cup” competition. We would like to thank Judges, volunteers, every one of the 170 Rhythmic Gymnasts who came to San Diego from all over United States and Russia. We would like to give special thanks to their coaches, their parents, sponsors, Ocean Air Recreational Center, San Diego Union Tribune, Nobel Recreational Center and everyone else that helped us to make this event possible and success. We hope that 2012 San Diego Rhythmic Gymnastics Academy International “Rising Stars Cup” which we will host also in San Diego, will also be a success and attract interest from athletes around the world.”Mrs. Zubkis continued “Rhythmic Gymnastics is an elite and elegant sport.
“Rhythmic Gymnastics is a wonderful and graceful Olympic Sports, combining ballet and creative movements to music. Unfortunately Rhythmic Gymnastics is still in its infancy not only in United States but in most countries around the world. Did you ever see a televised performance of Olympic Rhythmic Gymnastics competition? Rhythmic Gymnastics is perfect sport for girls. Girls never get hurt in Rhythmic Gymnastics. We can’t say that about other sports like girls: soccer, basketball, soft ball, flag football e.t.c., the sports in which American girls compete today. Rhythmic Gymnastics is the best kept secret. It is ridicules and and shameful to see our daughters involved with ruff games designed for boys and as a result, paying high price in the process when they get hurt with permanent injuries. American girls shouldn’t be involved in sports designed for boys. Our future mothers shouldn’t be put in the position of having no choice but to take a risk of getting permanent injuries, in order to be involved in sports and earn a scholarship. I would like to see more interest in this beautiful sport from parents of girls ages from 4 and up. I would like to see much more of the community involvement in the promotion of Rhythmic Gymnastics sports in the United States and in San Diego in particular.”
SDRGA offers outstanding instructions in all levels of rhythmic gymnastics with unique recreational programs for all ages, ranging from 4 years old, all the way up to adult classes. SDRGA is non-profit corporation #22-3953776. We depend on financial assistance from corporate and individual philanthropy. However, we also provide financial assistance for talented kids who need help to pay for rhythmic gymnastics classes.

This strategy is mandatory to achieving the highest possible results by our Rhythmic Gymnasts.

http://berdsk-online.ru/sports/234-gomnastkiAbout Rhythmic Gymnastics sports:
