I didn’t ask about their next phase release, but looking at their price sheet, I don’t believe they have released the next phase yet. The Explorer (up to 2,691 sq ft) was sold out, the Surfer (up to 3,213 sq ft) priced from $747,328, and the Dreamer (up to 3,356 sq ft) priced at $746,079. The price sheet states “homes currently available in phases 2, 3, and 4.”
Along the same lines, what is up with the K.H. homes, Evergreen. We stopped by and they only had 3 homes left. Did they actually sell all of them or are they getting out?
Maybeck was also building like crazy. I can’t imagine very many people buying those homes…they don’t have much of a yard and their layouts were very awkward.

They will not have another sales release until then sell at least 3 of their homes per the salesperson. They have been stating this since end of July that they will have the next phase release once they clear more of the current inventory. They have also recently increased their incentives from 20K to 35K for those homes that fell out of escrow.
Evergreen has 1 house left, a plan 1 for 842K with 10K incentives.
September 16, 2007 at 2:42 PM #84735robyns_songParticipantI’m not sure when you went to Evergreen, but as of 9/15, there were three houses (perhaps they fell out of escrow??). 17203 Golden Wagon Ct. was listed at $842,990, 10448 Richard Rd was $722,990, and 17245 Golden Wagon Ct. was $898,990. I’d be really surprised to see that these sold in one day…or maybe the sales lady/flyer were out of date…

Looks like you got the answers you need. Did not make it to 4S ranch today. I did get up to Cabrillo Del Sur though. and can give you a report if you want. Just request it in the thread. Looks like other posters have got you covered.

I like the Maybeck models the best in that price range. Cool separate guest room which would be great for a teenager.
Pienza is the worse with low ceiling upstairs. They look like 1980s houses.
Of course, the houses are still overpriced.

The only thing that is keeping John Laing from worrying is that they are owned by the multi-billion dollar EMAR real estate company.

Looks like phase 3 is pretty much all closed escrow successfully with the exception of one home which they were pushing pretty hard. It was a plan 3 and they were pushing it for 799k with alot of upgrades (and front and back landscape) already in it. They need closing by 10/22 and they advertised a 5.875% 30 year fixed jumbo as part of the package. They also said they were taking offers which to me was a difference then in the past.
The sales office was pretty busy and there was definite traffic in the models as well. The Mission Possible promotion to me does not have much meat in it. In total it is a 30k incentive package, 15k for buy downs and 15k for other upgrade incentives so I was underimpressed. Also when it is all said and done you are forking out 1.9% between property taxes and MR and then tack on another 170 a month for HOA. On the flip side yes the neighborhood is nice and you get a 3k sq foot home. (for plan 3) We only went to Cabrillo and didn’t visit the other Standard Pacs developments.
The 3 open houses we say in Carmel Valley were pretty well attended. We were on the west end of Carmel Valley off of Ocean View (past where El Camino turns into Carmel Mtn…
