Here in Fla my agent is really against submitting but has said repeatedly that they will do it. They are just clear that it could take up to 6 mos. (sometimes more sometimes less) and at the end you may end up disappointed. That is sometimes they are priced to solicit as many bids as possible. So basically I’ve avoid all short sale listed homes and ironically of the houses we liked most was a short.
Frankly I have toured some really nice houses that just sit, so the market is strange here. On the one hand a good property moves but at the same time I’ve seen what looks like exceptional houses not sell. Sure the price is too high, but I can’t see why some of the others end up selling. I should probably request a list of homes sold?

January 9, 2011 at 10:44 PM #650168TillersParticipantI was against short sales as well and haven’t seen any stellar deals yet. I did find one house I liked however and made an offer. I figure I’ll put it on the back burner while I look at other places. If I don’t find anything else I like in the mean time, then maybe this one will work out.
I was initially scared away because of the check I had to submit with the offer, didn’t want my money being tied up while the banks sits on it. Turns out my check wont (shouldn’t) even be cashed until a deal is made.

January 10, 2011 at 11:08 AM #651603sdrealtorParticipantPut a stop payment on it and sleep even better. If you get the house and still want it, you can give them a new check then. Personally i wouldnt want a check hanging around in someone’s drawer for months and that is one reason I never take them on my short sale listings.
