Location, location, location…
Stonebridge has nice homes but location and views are horrible. Woodson, sun comes up just to the right of Iron Mountain. Commute down Pomerado road is a snap, since the traffic doesnt get bad until North of there. On days I drive it takes me 25 minutes to get to Balboa. Most days I ride my bike to the bus stop in Poway.
I can’t think of a better location than Stonebridge. Feels far away but it’s not.

The location is truly fantastic. Some of the homes actually get oceanview on a clear day. On days when the coast is covered with marine layer, Stonebridge is basking in the sun. On days the inland is suffocating in stifling heat, Stonebridge cools off from the constant ocean breeze.
Shopping is equally convenient. UTC is 20 min away straight down Miramar. Fashion Valley also 20 min away as well. If the planned high end mall at Scripps Poway and the I-15 goes through, that’ll be just 10 minutes away. Within 10-15 minutes you get Chinese, Korean, Japanese, Filipino, Indian, Middle East and Vietnamese shopping options of your choice. Costco and Home Depot are both in less than 10 minutes. Prefer more ghetto shopping options? Plenty of that in Poway also just 10 minutes away.
Yes, some of the homes do have bad powerline view. Just avoid those as you would in any other neighborhood. That’s just common sense.

That’s a difficult question, as you have ones at street level then you have ones high up above. You also have homes downstream to the park with a lot more traffic on Stonebridge, vs homes above the park that gets a lot less traffic.
Worth simply walking around the target street during AM and PM commute hours just to see.
May 12, 2013 at 9:02 AM #761947NavydocParticipantMy daughter goes to Discovery Isle preschool and we went to a birthday party at one of those houses. The noise was noticeable, but Stonebridge Parkway is not exactly busy. they are thinking of raising the speed limit to 45 though, and that may make matters worse. Of course most people already drive it at 45-50 anyway so it won’t make that much of a difference.
I suppose it’s just like the power line houses, if it bothers you, don’t buy.
May 12, 2013 at 10:15 PM #761955kcal09ParticipantIt’s not only the noise but also the exhaust of cars that are concerning. Unless you keep your windows closed all the time homes close to the road have issues with poor air quality.

Plus there’s not nearly the amount of volume for the exhaust to be of concern. Density is one thing Stonebridge does not need to worry about.

density and exhaust, no.

May 13, 2013 at 2:23 PM #761969upwardspiralParticipantWe live in Stonebridge and are very happy with the location. True it is not ‘freeway adjacent’, but we like that. Very few people drive into Stonebridge that do not have a specific reason to be there. I do not mind the few minutes that it takes to drive to Pomerado Rd from my home near the park. It is a short and relaxing drive. It is worth the reduction in thru traffic to us.
We actively looked for two years before finally pulling the trigger and have never regretted our decision for a moment. In terms of quality and size of homes, size of lots and consistency of neighborhood, SB offers a great deal of value for the $.

– Overall we like it. We decided on Stonebridge after looking for over an year. 6 months after moving in we don’t have buyer’s remorse
– View is very good for many houses. Our house is open to canyon- nice views of Sun rising. Lots of lights. No complaints. I agree with Navydocs comments
– Density is very low in Stonebridge. So noise and polution level is not a concern relative to other similar areas. Actually Stonebridge should be better than other areas
– For us distance from Pomerado or I15 was a question mark before we moved in. We picked a house which is relatively closer to Pomerado (0.8 mile). My office commute is to Mission Valley. Getting to I15 takes on average 8 min (I go to work at 6 am)
– The comments about Powerline view or close to Stonebridge Pkwy are fair points- but that are already factored in price. For like-to-like house, price is cheaper for Powerline view and back-to- road ones. We considered a house that backed to Stonebridge Pkwy. We could hear the cars travelling when doors/ windows open. Then we found one without road noise- so it was easy decision for us..
– Coyote bothers me. I saw one just outside my fence two days ago. Did not like that. I have high nets on my fence.
– Heat seems to be not of overly concern. Last two hot days was managable with open windows and fans. I wanted to check if we can leave without AC..
– As you all know fire hazard is a concern. Getting home insurance was a pain. We almost dropped out of escrow because of that. It still concerns me that majority of insurance companies don’t inusre these houses for obvious and right reason of high chance of wild fire
– Houses are nice, lots are large enough, quality of construction for our house is great.
– Nobody likes Mello- Roose, but you can factor that in price. Same house in South of Pomerado is ~100k higher price since those are withour MR

well said, agree with all of your points.
these homes are significantly better equipped to deal with wildfire, IMHO. if you look at most of the homes facing the canyon, at least clearance of 40-60 feet exist between structures and the canyon. if you look at some of the homes destroyed in the RB or Scripps Ranch fires in ’03 or ’07, some of them were only 10-15 feet away from brush.
In addition, you no longer have attic vents underneath the roofline that actually draw ambers into the attic during a fire.
May 15, 2013 at 1:22 PM #762046NavydocParticipantSaw a coyote biking on Beeler Canyon this morning. About 2 weeks ago was biking back home in the afternoon passed to within 15 feet of one. I had always thought of coyotes as being slightly bigger than foxes. Thought the one I saw back then was a wolf. Damn thing was HUGE, probaly 70-80 lbs. I rolled over to the other side of the street before tackling the climb on the fire access road. I have never worried about my golden retriever’s ability to handle himself against a coyote, but now I’m not so sure.
Can’t wait to finish those side walls to keep those buggers out!

Should I pay down Mello Roose?
Based on what I read in other posts, Mello Roos pay down is $~70k. My MR payment is $500 per month. If the MR Bond is for 30 more years from today, that comes to be ~8% annual interest rate. My alternative investment is not expected to yield 8% risk adjusted return for 30 years.
There is risk of MR increasing and extending the duration in future.
On the contrary, if I have to move (that’s possible if I get a better job) then I am not sure the buyer will be willing to pay $70k since he is getting a house without $500 MR payment required.
Thoughts and advices?
