I have time now, looking just at homes with the same schools listed, this one sold for 250 and is quite nice, newer with a 3 car
http://www.openhouseok.com/showhome.oht?&city=norman&address=617+Rivermont&st=ok
Median for the zip is 182k.
On the bright side, all of the zip code trends are actually positive, both the 30 day and the 1 year average values are stable or slightly positive, so you aren’t facing the massive depreciation we are out in so cal.
in general OKC never had a bubble, it was absorbing pain from the
80’s, there are still abandoned homes from when the
energy shock of the 70’s collapsed.we are headed down from a peak when energy was at 140/bbl,
i’m not ina hurry to sell, it’s just business is changing
and i’d prefer to be lighter weight.i’m about a week away form finishing out an attic intoa closet,
so the Net SF should increase to 2700 SF.all the punch out items from the home inspection are done and
the place is stagednow i think one thing on my place is it’s the only palce within a mile
with no home owners association. Which means no mello Roos,All those other places are paying brookhaven fees and covenants.

That one on the corner for 450k is the highest listing I could find close by and they paid 185k in 1999, I think they are dreaming, don’t use listings to determine comps, use sales.
.
The one on the corner just got 3 offers and is under contract
for full price, the YoY numbers for dallas are don 3 percent,
and OKC is closely tracked to Dallas.Should i be doing more marketing? Hire a good agent?
I’m scheduled to be on travel for 8 weeks, should i hire
an agent and give them a 3 month listing?January 4, 2009 at 11:10 PM #324259patbParticipant
I

A good unbiased appraisal, not a broker opinion or your own comps. You may be on the price and marketing is the problem, but why not verify?
