ParticipantSD R can probably comment better on this one but it looks to have sold about $50K below market. I didnt see the house and dont know if there were problems with it but that does not appear to be the case in any comments on the listing. It was a short sale and the listing agent appears to have snuck their buyer (who also got a $5K credit) into the deal. There looks to have been only one loan for about $520K so it was the perfect opportunity to sneak on these through as even if they got $550K the seller would get nothing so they wouldnt care and the loss was small enough it wouldnt be highly scrutinized.
With that said there are more buyers on this board alone looking in PQ for deals like that than there are deals like that. Throw in the universe of buyers looking for deals and one would have to be pretty fortunate to scoop up somehting like that at that price.

Exactly. And that means everything in terms of the feel of the neighborhood.[/quote]
True, I agree with the general feel that PQ is better and more beautiful. But one buys in a neigborhood, not in a zip code. My impression is that the Calle Cristobal one is quite nice, with lots of professionals, houses as new or newer than most PQ, and a little cheaper, some have nice views. And the schools are very good. I am looking at what 500K could buy you in PQ vs MM, as that seem to be about the limit of the OP.

However, I did notice…the photos of the rear of that property, it looks like a rather unsightly cheap addition has been added, that almost looks like a light construction screen room instead of solid construction living area. It isn’t even stucco’d to match the rest of the home. If the sqr footage of that cheap addition is removed, I’m curious what is the actual sq footage of the home.

To me, it looked like one of those enclosed porch/sunroom/3 season room type things. Not a full blown addition.
