first thing I would do is sit with with your wife and tell her what you told us. go through the numbers and tell you you’re worried that she’s not that into the house, and she really needs to say something now so you don’t enter into an obligation she’ll later resent.
something else to keep in mind: not only is your payment $200 less than what you’re paying in rent now, the majority of that payment will be tax deductible for many years to come. So that’ll give you a new ~$14k annual deduction the first few years, gradually decreasing as you move further down the amortization curve. Yeah, you’ll have property taxes (also deductible) and insurance, but still, you’re coming out way ahead.
also: your rent may be $1700 now, but it’s not likely to stay there forever. Your payment, however, will.

Is there some kind of long, metal fixture at the top of the house? For some reason, when I read your original post, that scene from The Omen (or maybe it was The Exorcist) popped into my head where the priest is standing in front of his church in a windy storm and that thing gets blown off the top of the church and impales him. Next, I had a vision of that scene where the dudes were unloading that large pane of glass and it slid out of the truck really fast and lopped off someone’s head.
If you’re OK with dying some kind of gruesome death, I say go forward with this.

I will need to unsubscribe from redfin and in fact i dont think i should be permitted any internet access for the next 5 years. she claims that while she’s lukewarm, she doesn’t think anything betetr is going to come along, and we have looked at a lot of places. i did talk with an old experienced guy yesterday who said “DO NOT BUY THIS HOUSE UNLESS SHE’S IN LOVE WITH IT. SPEND $200,000 MORE IF NECESSARY”.
