live a little & take on good kind of risk. And say you do: I hope you find all your contemplation was done mostly in fun analyzing your life’s situation. I bet this is why so many of us enjoy reading this site.
You’ve waited your whole life to be in a position of financial strength & stability.

Also, you never mentioned the commute. I am assuming that is not a problem?

Take a chance…and I don’t even think it’s that big of a risk…go for it.
No matter whether prices go up a bit or down a bit in the next couple years, in TWENTY years you’re going to look back and wish you hadn’t worried because it will seem obvious you did the right thing. It’s a no-brainer.
As Tom Petty said in “Crawling Back to You” on Wildflowers…
…Sure as night will follow day…Most things I worry about…Never happen anyway…
