ParticipantI say you buy the house.
live a little & take on good kind of risk. And say you do: I hope you find all your contemplation was done mostly in fun analyzing your life’s situation. I bet this is why so many of us enjoy reading this site.
You’ve waited your whole life to be in a position of financial strength & stability.
$1500/month is so doable for even one person if they are motivated. You & your wife have done it right without getting in over your head.
I say you get on with it & share your experience (waiting hawk style).

ParticipantHey Scaredy….you have done the math backwards and forwards ad nauseum. So, lets say prices do go up eventually, you can always leave the house to your kids. Doesn’t that give it more value?
Also, you never mentioned the commute. I am assuming that is not a problem?

ParticipantYou ain’t getting any younger, dude.
Take a chance…and I don’t even think it’s that big of a risk…go for it.
No matter whether prices go up a bit or down a bit in the next couple years, in TWENTY years you’re going to look back and wish you hadn’t worried because it will seem obvious you did the right thing. It’s a no-brainer.
As Tom Petty said in “Crawling Back to You” on Wildflowers…
…Sure as night will follow day…Most things I worry about…Never happen anyway…

Stop worrying. Just do it.
