San Elijo Hills imploding?

I used to watch SEH as a barmoter of the market in the area. At the time, I thought I might be interested in a 3 BR condo there, and you couldn’t find one listed for less than 500K, with many as high as 600K.

I just checked back to an old bookmark I had and now there are a number going for less than 400K. I trust zillow about as far as I can throw it, but it’s showing close to a 20% loss in the last year on some of these homes.

Has anyone been following this area? I was shocked to see how its changed.

I posted some data last month, SEH is in bad shape. Since my posts it has stabalized a bit and some morons have bought houses at prices that make no sense. The Rivercrest house is pending, I can’t wait to see what it sells for.
