With all due respect PLM, you really are in over your head.
There are reasons why everyone previously had posted so many red flags for you, that you chose to ignore..Because more than one person probably have either experienced those things or come close to experiencing those things…
Even right now, you are still trying to justify why you haven’t gotten rent, like there’s some shred of logical reason that you are trying to sympathize with the tenant with.
On the bright side, this thread is a perfect example of why one would want to use a property manager.
Bottom line is that your personality does not fit you being a self-property manager. The quicker you realize this and admit it (like alcoholics admit they have a drinking problem), the quicker you will be able to recover from your financial train wreck that is going to continue to happen. And until you do, you are going to be in a world of hurt that will continue to get worse and worse.
It’s not just this tenant, it’s the next one, and the next one…Either specific attention to details is not your thing, or you are far too trusting, or both.
There’s nothing wrong with admitting you need a property manager. I have a property manager simply because I anticipated it would be more difficult for some properties. You need a property manager when you can’t be firm with your tenant, or in some cases you have issues dealing with an HOA or both.
I’m out. Unfortunately, this doesn’t seem like it’s going to end well.
