PB loud and over-rated
I used to like PB but the town infrastructure and obnoxious college frat kids are not worth the inflated prices. I prefer more mellow beach towns like Encinitas and Ocean Beach. Yet these all have inflated unrealistic prices for the falling apart homes built a century ago.

As for the Zillow estimate, those seem to be wrong all over the place, so who knows.

Lots of inaccuracies about the PB community in this thread.
If you live there, you know there are a lot of very quiet single family residential streets in Crown Point and in North PB as well in other pockets. There are a lot of older residents who have owned for very long periods of time and many youngish (late 30s/early 40s)professionals with young families. There is also a significant effort by these families to attend the public schools which explains the rising scores at the elementary level.

There is a very strong community in that neighborhood who often rally for various causes – the latest was the threat to turn one of the homes nearby into a mini-dorm. The locals made such a stink that the kids who bought the property with that intention sold it to someone ASAP.
I agree about Garnet though – far too many bars on one street. Of course, that was OK when I was in college.
