The 31-year-old Jay Ladran pled guilty to a series of deceptions and frauds to borrow nearly $400,000 against the San Diego-area home of the grandmother who had helped raise him, spending approximately $185,000 on p0rn, Private Entertainers and prostitutes.
Pilar Ladran helped raised her grandson when she was younger, but her mental capacities began to wane with the accumulation of her years.
By 2004, she agreed to give power of attorney to her 67-year-old son and Jay’s uncle, Rolando Ladran.
Not long after that, her grandson arranged for her to take out a $210,000 home improvement loan and had the loan wired to a joint bank account shared between the two of them.
Jay told his elderly grandmother that the loan was for remodeling his home, but that wasn’t what the funds went toward.
While $50,000 was used as a down payment on a new home and another $45,000 went to a package-and-shipping business that quickly collapsed, the 31-year-old spent approximately $105,000 on an extensive parade of p0rnography, Private Entertainers and prostitutes.
Furthermore, Jay secretly arranged for his grandmother to sign a revised version of her will that would cancel any debts he owed her upon her death.
Jay had borrowed $210,000 from his grandmother, but he had also quickly burned through the money.
In December 2005, he had Pilar sign a counterfeit power of attorney form and arranged for a friend to notarize the form.
Now armed with power of attorney, Jay took out a second home improvement loan for $80,000.
The money went almost wholly to a second spree of Private Entertainers and prostitutes.
Six months later, he arranged for a different friend to notarize a forged transfer of ownership to steal his grandmother’s home entirely.
Taking out a $400,000 mortgage loan, Jay paid off all his debts and used the remaining cash to move to another town.
Before long, Pilar began to receive bank letters informing her of foreclosure proceedings.
Jay’s uncle Rolando discovered the “Urgent” stamp on an envelope among the mail he had been collecting for his elderly mother.
A confrontation between Rolando and Jay ensued.
Jay informed his incredulous uncle that the money had, in fact, already been spent.
The county Sheriff’s Office was then informed about the situation.
When called by the Sheriff’s Office, Jay admitted his guilt.
On May 30, he turned himself in and pled guilty to grand theft fraud and elder abuse on June 12.
He now awaits sentencing.
Meanwhile, Rolando contacted an attorney and managed to get the mortgage company to put a hold on the foreclosure proceedings.
