I second Flu’s last post. “A good time to buy” is relative to your personal situation. If you are financially secure, desire a home right now, and it won’t bother you if real estate continues to decline over the next several years, then do what you want. Realtors are salespeople. That means they are going to try and sell you a house. Hello!
It’s up to you as a potential buyer to do your homework in order to make a prudent decision in regard to purchasing real estate or anything else.
Newsflash: If you make a stupid purchase based on what ANYBODY tells you without doing your homework and using your brain, it’s YOUR fault. That’s not to say Realtors that lie and engage in unethical business practices should be excused for their behavior, they shouldn’t.
In any event, let’s be a little sensitive to SD Realtor, a regular poster on here who has presented himself as an ethical realtor.
I’ll summarize this post with three points:
1. All realtors aren’t snakes, and all snakes aren’t realtors.
2. Unless you’re stupid, when you do encounter a snake realtor, RUN! Do NOT pass go. Do NOT collect $200 dollars.
3. Take personal responsibility for yourself. And that includes standing up to your nagging wife. You may be going on a “sexual fast”, but your bank account will thank you later.

How about looking at this from another standpoint. What about all those people who own homes and have been living in them for a long time. Shouldn’t a realtor be pouning on their doors letting them know that they are loosing money by not electing to sell at the moment.
Most would tell you to go pound sand.
Additionally you are accusing someone of lying to you. Seems like a lot of realtors are in a bit of a mess becasue they bought into the same market. So if they are buying the same product they are selling how casn you quetion this from an ethical standpoint.
What you can question is the logic behind buying now.

Actually, Raybyrnes, you can question any and all unethical practices. He could have been lying by omission or flat-out lying, either was it’s not right. It doesn’t matter if the realtor chose to buy in this market, that was his choice. The ethical thing to do is tell someone the truth as you know it, then let them make their own decision to purchase or not to purchase.

It doesn’t matter if the realtor chose to buy in this market, that was his choice.
