As far as I am concerned SD big R and little r have already earned their commissions due to the GREAT info they present on this forum. Some other realtors hereon sometimes seem a little full of themselves. I am looking in an area of Calif outside of SD after being out of the country some time. The first realtor I contacted I made a point of asking some questions that would indicate a somewhat knowledgeable buyer. He came back with basically “Now is a great time to buy” and “My area is different”. And we wonder why realtors get a bad name.

She handles mechanics well and yoru implication is that indeed she is to “nice” of a personality that she cannot impose her will on clients.
I am not sure that this characterizes her as a poor listing agent. Perhaps in your opinion it does but then again you said or implied as I am to lazy to backtrack the thread that the real work for a GOOD listing agent does not begin until escrow starts.
Perhaps we are simply arguing semantics here. Also because you were able to convince your client that selling at price X is a good move does by no means imply that you would have been able to convince her client to sell at price X.
Correct me if I am wrong but you are saying that she is not a quality agent because she could not talk her clients into selling at price X.
To me unless you have had a crack at talking to her clients, your statement is speculative. Perhaps there are cases where she did not perform well that you have experienced with her.
What I am saying is that your success with your clients does not preclude anything to do with her and her clients.
