I believe that on the westside/newer/more expensive part of PQ that the kids will actually attend Westview. Still Poway Schools, but brand new and very nice.
You’ll be able to find a $600K 4BR over there, you’ll just have to pay more in Mello-Roos. That’s right now of course, if you wait a bit longer, it should get cheaper (at least that’s what most of us here think, right?)

SD Realtor, Not all PQ kids go to Mr. Carmel, in fact more PQ kids now go to Westview. RB high is so full that most of Sabre Springs now goes to Mr. Carmel. Both schools are over 800 on the state standards, all Poway USD high schools are over 800 (4 out of 8 in the county are PUSD). When the new Del Norte high opens in a year or so, that should take the burden off RB.
As to living in village park, you meant park village, and we live here. We got lucky and live far away from Black Mountain road, it is very busy. The only sound we hear at night is an occasional pack of coyotes chasing rabbits. We have a barn owl which keeps the rats down, we see rattlesnakes and deer often. It is truly hard to believe we live in a big city.
The part of town near the Albertsons is only the cheapest part of town because it is filled with condos. The west and south sides are great areas, the extreme east is not a great area, I just read in the paper this morning about a man attacking women in that area. Lots of crime, gangs, and not to sound snooty, section 8 housing area. The town is quite diverse, but heavily asian and phillipino. CMR in my opinion is a city built around a golf course and I being a golfer would NEVER live near a golf course. You have people walking through your yard looking for lost balls, errant shots pelting your house so much we used to call it Sarajevo, peering through your windows and simply being obnoxious and yelling obsenities when the ball doesn’t drop into the hole (I know from personal experience!) CMR also has some of the smallest homes on the smallest lots I have ever seen. Sabre Springs was a great place to live, but having lived in both I prefer the cooler breezes from the canyon. Sundance is an elementary school. The middle school is close to there, that is Mesa Verde MS on Entreken. Westview High is on the west side of Camino Del Sur, north of the Albertsons. You probably have an old map that doesn’t have the high school on it. Do you have a kid going to high school soon? I will have a freshman there next year. This high school is unique. It is on a semester system, similar to a college. My son will take what they call 4 blocks or units in the fall, and three in spring (he wants to play a spring sport). All the classes are longer than 1 hour, so you complete say spanish 3 and 4 in one semester. Then the next sememster you would have 5 and 6…same with Math, algebra 1-2, 3-4 etc. Any other questions you have I would be glad to answer. We have lived in two different locations in PQ and I had a sister who lived in another area for a long time…
