Not for me. That house backs up to Black Mtn. Rd, very near the 56. You will have cars driving by your backyard all day/night long. Also, making a left turn from Pimpernel to Black Mtn. will be hell in morning rush hour.
I actually had a friend that lived on that street when I grew up in PQ. It’s not as bad as you would think but it can be annoying sometimes. I remember hanging out in the backyard at night and heard someone crash their motorcycle on BMR. We could hear him yelling and cussing at himself (single vehicle accident).
Also, you can’t make a left on BMR from Pimpernel. You have to turn right on BMR and do a u-turn or turn left on Park Village if you want to get to the 56.

November 12, 2010 at 1:43 PM #630185relocatorParticipantSeems like noise from 56 is not an issue as there is a hill in between and the home is further down the hill. When we did a walk-through at 5PM the noise was not too bad at all.
But, the key question is if the home is priced right given what we know?

November 13, 2010 at 3:25 PM #630574MANmomParticipantWell, we finally pulled the trigger and bought a property in PQ…I have news for you, almost everywhere in PQ you can faintly hear the freeway (even in Park Village when there are santa anas). We bought a distressed property on 1/4 acre with NO HOMEOWNERS (woohoo!) and very small Mello-Roos. It only took us 7 years of looking! Well, only 4 years of serious looking. We love the area, yes, we can hear the freeway faintly during certain weather conditions, but it is not nearly as bad as some of the houses we looked at. The important thing is that we have a bedroom suite downstairs perfect for either of our parents, which may come in handy as my husband’s mother has been having strokes just this week. We also lucked out that it has a killer back yard for entertaining, a pool, a “man-cave” room for my men…I have my sons’ friends over all the time. If you can be patient, you can find that gem, we did. The homes we are in were selling for at least 25% more than we paid for it, we plan to be here 12 years, so barring economic armageddon, we should make out alright in the end…thanks to the great advice from all the piggs here! I love my piggs…and my ducks!
