[quote=doublewide]We moved into the townhomes here a couple months ago and walk the dogs over in the area by that Via Canyon place. There are 12 homes in the neighborhood w/ For Sales signs in the yards, including one w/ an Auction sign in the yard. Not to mention a couple homes that look deserted w/out signs in the yard. When I checked zillow (I know, not the best yard stick), not one house is listed for sale in that area. On SDLookup, I don’t see any others in that neighborhood listed either.

WoW !! this is kind of sign there are many listings on the wait which we are not aware of those until you write it here. It sounds the current recent mortorium on the Foreclosed properties may also be one big reason those listings not yet shown up. So the bottom line is this part of PQ is not at all really that much tight as we are all just thinking by seeing only those few listings. One way it has to really fall pretty quick at least lower than 4S Ranch. If you all watch that 4S Racnh also hold prices for a while as a tight market there – eventually/suddently we saw a tone of Short sales and many folks got with in 530K range of 2400 sft houses and a lot sale going on past 4 months.

April 20, 2009 at 2:04 PM #384657doublewideParticipant[quote=MANmom]The verrazzano homes have Mello-roos of about $700 per month, that includes HOA I think…outrageous. Across the street from Westview is a new housing tract being built by Pardee. No info yet on how big they will be, I assume in this market they will be smaller, no-frills houses, but I really don’t know. I think there will be more than 120…yuck. My thoughts on the market here are that people are in denial, and not enough people have to sell right now. Lots of long-time owners.”
700 bucks a month in Mello-roos – that’s 8400.00/yr. PLUS the 1% Property Tax ????
Oye to the Vey…120 homes in that new tract by Westview????
Really? Seriously? Why would they do that? Is there a financial reason to build those homes? You were spot on with the “people in denial” thing. We’re gonna stick to our little rental townhome and just watch the show…Better go make some popcorn, this is gonna be longer than Gone with the Wind….
