I was going to start a new topic on PQ/Torrey Highlands today but saw this and thought I’d tag along…
I have a couple questions for those in the know. We’re not buying, it’s just me being curious.
We moved into the townhomes here a couple months ago and walk the dogs over in the area by that Via Canyon place. There are 12 homes in the neighborhood w/ For Sales signs in the yards, including one w/ an Auction sign in the yard. Not to mention a couple homes that look deserted w/out signs in the yard. When I checked zillow (I know, not the best yard stick), not one house is listed for sale in that area. On SDLookup, I don’t see any others in that neighborhood listed either.
Are homes only being listed in MLS to keep them off the radar of the buyers, are these old listings where the sign people just have not collected their signs, is it a cost issue (do agents have to pay to list on zillow or SDLookup?)
I was trying to figure out what the homes are going for these days but haven’t seen closed sales since most sold in 2003. Will the Via Canyon one be the new price to beat when it closes?Second question is, what the Harley is going on on Camino Del Sur north of me, kind of across from Westview and north-ish from that neighborhood where Via Canyon is ….Large earth moving equipment is clearing what look like house lots – and lots of them. It looks like someone has started back up a building project. Seriously? It looks like they could cram another 40 brand new homes in that little pocket – 40 homes that will need yards and window coverings…Guess everythig is okey-dokey with the economy and we are running low on houses again and people are flush with cash to go buy new home decor – time to buy some Home Depot stock?
I’m so confused…guess that’s why I’m a renter ;>)
Another area I’m intrigued by is a ‘hood called Verazanno in Santa Luz….It’s a little “Stepford Wives” but I kinda dig the garden parks and the way the homes all face out while garages are tucked away in alleys….I think there’s a bit of a “Pain Train” (thanks TG) coming through the area
though as more than a few For Sale signs have sprouted in the yards with the Spring season….Anyone here follow that area? I imagine wicked mello roos and HOA’s.Doublewide

I’m not sure where to find household historical ratios myself. In a posting underhttp://piggington.com/shambling_towards_affordability_december_2008_edition
SDEngineer commented: [quote=SDEngineer]As noted in a previous post, Rich is using per capita income in his post. The 3-4x national ratio is using median household income. There’s a large difference between household and per capita income.
In San Diego, per capita income (2006 numbers) was about 39K. Household income for the same period was about 66K.
Using those numbers, San Diego’s historical price to income ratio is normally in the 4x-5x median household income. More expensive than national, yes, but not quite as bad as you thought.

April 20, 2009 at 12:45 PM #384581MANmomParticipantThe verrazzano homes have Mello-roos of about $700 per month, that includes HOA I think…outrageous. Across the street from Westview is a new housing tract being built by Pardee. No info yet on how big they will be, I assume in this market they will be smaller, no-frills houses, but I really don’t know. I think there will be more than 120…yuck. My thoughts on the market here are that people are in denial, and not enough people have to sell right now. Lots of long-time owners. But the price per square foot is slowly dropping, right now it looks like in the $220-$250 range, but that is a big drop from 2005, where listings were put on the market for $385 psf. There are probably more deals in 4S than in PQ right now, but the lowest mello-roos I have seen there is around $300 per month. We are looking and went to a house with a KILLER lot, but the owner was in a wheelchair, older and there was all kinds of ramps and awful adjustments to the house to accomodate. Kithchen cabinets were hanging off the hinges, termites in the deck, dead lawn despite the “new sprinkler system” claim. They want the moon for the property even though there is at least $100,000 work to make it liveable. Guess they don’t have to sell…I saw in the garage several “for sale by owner” signs, so they must have been looking to sell it for a while now, but they simply need to lower the price. They are too emotionally attached to want to sell it quickly, and there is just too much work to be done to make it worthwhile at the asking price.
