ParticipantHow much more would a renter deem a dishwasher be worth per month? Or, how much less per month would one pay for a place without a dishwasher?
Seems reasonable to split the cost for a DW.
Painting tougher if you aren’t that great aof a painter and the cost to fix your sloppy work isnt worth the hassle.

ParticipantI’d rather have the a tenant agree to a rent increase for a new dishwasher rather than sharing the costs. Too many issues to consider, such as length of current lease, what if they are month-to-month and I give them notice, etc. Much cleaner to simply raise the rent and have it installed. I’d expect a 2% increase in rent to cover it (e.g. $30-50 per month, typically).
As for paint … I once let tenants paint a couple bedrooms to their liking. I regretted it. Just put up some colorful prints or tapestries on the wall. It’s easier to fill in nail holes with toothpaste than to repaint an amateur paint job done in mystic purple.

GuestOk, I’m probably gonna bet flamed for this as I’m already getting flak on the other thread. However, FormerSanDiegan why are you using toothpaste to fill nail holes?? Are you that cheap?? Wouldn’t you use a better material on the residence that you occupy?…
And how hard is it to repaint?? So what, the tenant feels comfortable with bright colors. Can’t they have some kind of ability to make the house they live in comfortable??
I don’t know…This is why I don’t like renting.
