radelow – I agree with your view regarding the fact that DOM is manipulated and not representative in many cases (re-listing, etc). However, having sold two of my prior personal residences I can personally attest to the fact that when a house is in escrow it is NOT on the market. There are no open houses, no showings, no marketing, therefore it’s off the market and not available for purchase.

You can call homes in escrow/pending whatever you want. I really dont care. They are not in the active inventory that buyers are looking at thus do not impact the balance of supply/demand at a given point in time.
Looking at a micro environment like 3 zips does tell you what is going on. But it only tells you what is going in in those 3 ZIP’s. It was answering a specific question posed by Farbet and never was meant as a commnetary on the overall SD County market which is far weaker.

The fact of the matter is, when anybody is going to make an offer on a home, if they do not perform a due diligence search to see if that home has been previously listed, for how long, etc.. it is your fault (or your agents fault)… You can 100% find out the truth very easily.
There are a plenty of things wrong with the MLS and I agree that the DOM should be represented better. However this is a trivial matter that ANY buyer can resolve and find the truth. Complain about more important things such as the fact that credits for closing costs and repairs are not required to be entered when a home is sold.
