Hibiscus tt is a common generalization people make when trying to make a statement of overall market behavior without really knowing or investigating the submarket that is being discussed. North Poway is quite impressive in my book but then I have been looking there for quite awhile and know it because of my work.

People I know around here run their own businesses, work out of their houses (like me), work for one of the tech companies along 15, or are funemployed.
I was amazed to find a beautiful house on a large lot where I could still get to North Park for dance lessons (for example) in a reasonable amount of time, with schools that are as good as public schools get these days. Then again, I love older neighborhoods; we were lucky to find a renovated house in an area first built in the 60’s.

You could just as easily do that in Del Mar. But it’s much harder to commute to North Poway from Sorrento Valley than to Del Mar.
