Housing is not really that hot me thinks as well, it’s just Builders don’t want to sell at a loss so they are not building (or only building small tracts), and underwater home owners don’t want to sell at a loss.
This == no inventory.
I think there will need to be some serious inflation before we see a real boom.
When will that happen ? who knows.
