As for selling it themselves prior to the foreclosure remember they need to satisfy all liens or else title will not convey. This includes outstanding loans AND taxes and any other liens. If they cannot get the balance then they need to contact the lender to sell it short. If they cannot prove to the lender they do not have a sufficient hardship case then the lender may not allow a short sale. They may have traceable assets or something of that nature and they just do not want to pay the lender back.
So… the alternative is to just let it go.
