AN – Interesting to see that 5735 Cmnto Pulsera originally listed for 939k and now reducing to 879k rather quickly. Two years ago these places were still getting top dollar. 5745 Caminito Pulsera sold on 5/22/2008 for $905,000.
That’s close to peak prices because 5705 Caminito Pulsera sold on 12/2/2004 for $1,100,000 and 5765 Caminito Pulsera on 10/13/2005 sold for $930,000.
I guess seeing a reduction to 879k is a start.
Yes, but that’s only 2.6X higher than its 1986 price. While the 1432 Bush house is 4.88x it’s 1986 price. While the MM I mentioned is 3.9x its 1983 price. Again, what has changed in MH between 1986 and now that made it appreciate this much (compare to both LJ and MM)?BTW, 5735 Cmnto Pulsera is still expensive when you consider http://www.sdlookup.com/MLS-100027762-5689_Caminito_Danzarin_La_Jolla_CA_92037 (exact same floor plan) sold for $823k. It sold for $450k in 1989. So, just based on 5689 Caminito Danzarin sold price, 5735 Cmnto Pulsera should be worth in low to mid 7s. These are what I truly call high end. They were going for almost 1/2 a Million 20+ years ago.

In addition, he brought up a highly upgraded comp in 92109 to compare to MM. They’re all different animals.
Wow, someone actually paid $944k for a house that was sold for $204k in 1985? This house was sold for $212k in 1985:
http://www.sdlookup.com/MLS-100011141-30…
and in 2005, it only got up to $770k. So, whoever bought that house for $944k must be on crack.
What AN is referring to here was obviously a nondescript tract home when purchased in 1985 for $212K. It had a LOT of $$ invested in it prior to the pics being taken for the above listing on SDL.
No offense to AN, but MM is not even in the same league as MH and LJ (and I was probably scraping acoustical ceiling for a friend on “Capricorn Wy” in MM before AN was born … lol). His comp in 92009, although upgraded, is a tract home where the vast majority of homes in 92103 and 92106 are custom. 92037 is 2/3 custom and 1/3 tract. Virtually ALL the homes in MM are built on tract.
Nothing wrong with that, but it is what it is.
