I don’t doubt that there’s a possibility of certain areas appreciating faster than other over the last 25 years. But, my question is, why? What is it about those areas that changed their premium vs others?BTW, funny that you mentioned La Jolla. That got me starting to look at La Jolla and this is what I found:

The house in 92103 you mentioned sold for about the same price as the MM house I mentioned in 1986, so there were no gap. Why is there a gap now. Two years ago these places were still getting top dollar. 5745 Caminito Pulsera sold on 5/22/2008 for $905,000.
That’s close to peak prices because 5705 Caminito Pulsera sold on 12/2/2004 for $1,100,000 and 5765 Caminito Pulsera on 10/13/2005 sold for $930,000.
I guess seeing a reduction to 879k is a start.
