I see. So they are in the process of foreclosure. Any issues for a prospective buyer (or its realtor) of such a property (with the intend to live in it)?

September 27, 2010 at 7:56 PM #609859SD RealtorParticipantScarlett don’t mean to poop on the parade but I would pass on all three homes. The proximity to 56 is the primary reason. Both Adolphia and Pipilo are not what you would call quiet streets. They are not super busy by any means but not my personal cup of tea and I have advised my clients looking in PQ to pass on these homes and sit tight.
The “equity sale” you are referring to is with respect to 9521 based on what the loan balances are on the tax rolls. When this one goes to foreclosure it will most likely sell for much more then what is owed on the home. While the seller is in default the balances owed on the mortgages will be covered even if it sells for quite a bit under list price.
The market time for all of these properties should tell you to either stay away or seriously lowball them.
However if it were me, I would pass. Not worth spending half a million bucks to live within a stones throw of a freeway.

September 27, 2010 at 10:18 PM #609894ScarlettParticipantThanks, SD R. I think you are right about the business ofthe street. It’s a main surface street that goes to the elementary school. They have bumps to discourage people to drive there but still. After all, PQ has plenty of houses in quieter locations. Just this weekend we saw an open house on Paseo Cevera that was quite nice and clean and upgraded – even though a bit smaller, and older , that we liked
We were all excited because of the floor plan with 1 bdr/1 bath downstairs and the large yard at a reasonable price. Of course, due to their DOMs we’d have lowballed them. But you are right about the proximity to freeway – it is a significan drawback now come to think more about it.
