That’s a good point above – how many of these will you see that are secluded down a long driveway at the end of a culdesac? If that’s something you really want, make an offer under the low end of the range and see where it goes.
The last survey I did on range pricing showed that the majoirty are selling, on average, for $24,000 under the bottom end of the range.

But yes, I have a friend who lives in one of the higher up areas of SEH and you can see water on a very clear day on her cramped patio, I mean backyard. Fantastic view of the neighbors every day.
