The tall ceilings seem odd to me for such a small room.
Not sure if “figuring out middle and high school later” works into your “next 20 yrs.” plan.
It seems overpriced at #311 / sq. ft. to me. Parents will have to decide if they want 2200 sq. ft in a “take your chances” school district or a 2000 sq. ft house in the best district, or a 2200 sq. ft house in the best district with a smaller lot.

Try a recent sold search in redfin with houses between 1750 and 2250 in 92130.

I recoil from CV, mostly because the people I know who live there I experience as stuck up snobs (not enough money to stop them talking about how much they have). Of course that’s not the best measure for determining where to live for the next many years.
Also, my mom lives in PB. It’s a sizeable consideration to have a grandparent nearby, she and my daughter are very important to each other.
BPE is supposed to be great, and is just a few blocks away which is nice while she’s really young. I am perhaps too optimistic that we could get her set up in PB-Middle and MBHS, which parents in the neighborhood are getting very excited about because of the IB program. Those schools sucked when I was there, but parents are starting to sing praises now.
Thanks for the direction on comps, to get a better feel for ppsf and to push my own boundries.
CA Renter, we like it too! It feels like a comfy home, which is not true of many houses we’ve been to.
February 23, 2012 at 8:37 PM #738579sdduuuudeParticipantNot everyone in CV is like that. The good side of it is, there are alot of people who really just want their kids to be in a good school. Anywhere I go, I expect to not like about 90% of the people anyway so I tend to focus on the 10% I do like because those are the ones I’ll choose to spend time with.
Design-wise, I’m not fond of CV at all but we are seeing things we don’t hate that we can afford.
I wasn’t suggesting you shop in CV, but rather make sure you are offering / paying a price that makes sense and use comps to justifying your offer.
But, if it is good schools you are looking for, CV is the place.
Also, there is just something about the design of the home that seems not right to me. Can’t put my finger on it.

I love PB. Don’t know much about the schools but PB is an awesome area.
Bay Park is ok. I drove over there the other day to go hiking in Tecolote canyon. There is a visitors center right by that house. Great for bike riding and just strolling. Also ran the r n r marathon through parts of bay park and all the neighbours come out to cheer you on and and give you sliced oranges and ice pops! It was cute! Compared to running the AFC through Point Loma or the La Jolla half marathon from Del Mar through to LJ – no happy reception there – non of the neighbourhoods were as friendly to run through than Bay Park. They really have a good ommunity spirit over there. Crown Point had good spirits too but the marathon no longer goes round that way.I did notice while hiking – there’s a lot of street people around there and there’s a rv park or a trailer park of some sort by that taco shop? Besides that, haven’t spent much time there but it definitely isn’t like PB. I think a lot of the homeless people live under the i5 AND in Tecolote Canyon.
It’s ok. But I wouldn’t want to walk around too much over there. Also have to think about pollution from the i5 since its right there. I would choose Crown Point over Bay Park if you want to stay close to PB. Pools are expensive to maintain too if you are worried about heating vaulted ceilings. I have never met a parent who said that their school district was bad (other than me when I lived in NJ). No matter how objectively bad a district is, the parents there will say that it’s great. I would look for more objective information than the opinions of parents whose kids are in the district.
And I know it is hard to believe, but it will seem like no time before middle school and high school are right in front of you. Your child(ren) will want to stay where their friends are and it won’t be as easy as you think to move (if you decide that’s what you want to do).
The one thing that strikes me about the house is that there is too much going on in the front compared to how plain the back is. Like it’s pretending to be something it’s not.

February 24, 2012 at 12:40 PM #738631Rich ToscanoKeymasterWe actually looked at that house. Pretty nice and I like the pool/backyard a lot. We ended up buying in Bay Park so I am obviously a fan of the area.
But at this place in particular, the traffic noise was way too much for me, by a long shot. Of course, that’s a matter of personal preference, and I happen to have a low tolerance for traffic noise. If you’ve been there to hear the noise multiple times (at different times of day/different atmospheric conditions) and it doesn’t bother you, then I guess it’s not an issue. It will definitely hurt the resale value of the house, but then again you are benefitting from that effect on the way in, so perhaps that is a wash. Best of luck.

February 24, 2012 at 7:50 PM #738661pbnativeParticipantThe noise is definitely a con for me but not a show stopper. Hubby’s hearing is shot so he doesn’t care and thinks I’m being too sensitive. It’s nice to have some objective backup. π
Even standing in front of that picture I wasn’t sure what was going on. But it was an attention grabber.

Not only should you get a noise discount but you should get a blue carpet discount as well. π
